If you are thinking about selling your home, the information below will walk you through the process, give a few hints on preparing your home for sale, and tell you what our company can do for you if you decide to list your home with us.

Listing your home:

1) Have a real estate agent walk through your house with you. After this initial walk-through they will write up a Comparative Market Analysis (CMA). This appraisal will take into account the features of your home, similar houses which have sold in the area, and the state of the current housing market.

2) This CMA will give the price range into which the agent thinks your home will sell. You will then decide where in this price range you will want to list your home.

3) If you decide to list your home with this agent you will sign a Listing Agreement. This agreement will set out the conditions under which your home will be sold.

4) With Champlain Valley Properties your house will be listed with the Multiple Listing Service (MLS). This means that most of the agents in the area will have access to your home. This greatly increases the exposure your home will receive

1) Advertised in the local media and other publications
2) Featured on our website
3) Listed on realtor.com
4) Included in an open house tour for other Real Estate agents in the area so they will be familiar with your home.

Preparing you home for sale:

In a perfect world a prospective buyer will try to imagine how a house will look like with their own furnishings. Too often though, a buyer gets caught up in the owner's taste and how they keep the house. A neat, uncluttered house presents itself much better to a prospective buyer. Below is a list of suggestions that will help you make your house look more attractive to a prospective buyer.

Outside:
1) In the summer, make sure the grass is mowed and any trees and shrubs are well kept. In the winter make sure the walks and driveway are clear of snow and ice.
2) A neat garden with flowers or vegetables greatly enhances the outside look.
3) If possible, touch up the paint on the house. Peeling paint makes a house look like it is in disrepair.

Inside:
1) Remove as much as possible from your closets and storage areas. A full closet looks smaller.
2) Make sure the rooms in the house are not cluttered or filled with too much furniture. Again, too much furniture or clutter makes rooms look smaller.
3) Touch up the paint in areas that are scuffed or covered with fingerprints.
4) Clean the windows inside and out.
5) Make sure your kitchen appliances are clean and in working order.
6) Clean the carpets.

Finalizing the Deal:

When an offer is made your agent will work with you in making sure that you are getting the best possible deal, taking into consideration your needs and wants. They will discuss any contingencies the buyer wants and discuss your best course of action.
If an offer is accepted your agent will help you out until the final closing. They will make sure that the buyer is fulfilling their contractual obligations and make sure that you are doing all that you need to do to transfer ownership of your home.
